The price of a project does not depend on floor area alone. Two apartments that look identical on paper can carry very different budgets depending on the condition of the services, the nature of the substrates, access to the property and the level of finish chosen. That is why we do not publish a rate card: a figure given before the visit would either be excessively cautious, or revised along the way.
This questionnaire exists to prepare that visit. The more precise your brief — trades involved, condition of the existing property, level of finish — the more accurate the quote will be from the first proposal, and the less likely you are to see extras appear mid-build.
The visit, the survey and the brief are free. The quote that follows is firm, and it is based on three contractors pricing an identical scope.
Scope of works
A refresh, a partial renovation, or a complete redistribution of the space.
Condition of services
Electrics and plumbing kept as they are, partially renewed, or entirely replaced.
Level of finish
For the same work, the choice of materials can double the bill.
Constraints of the property
Floor level, access, owners’ community, waste removal and the permit regime that applies.
Because no price given without seeing the property would be honest. We prefer a visit, a survey, then a firm quote we stand by, rather than a comfortable estimate we would have to revise mid-project.

They are waived when you also entrust us with the all-trades building works. If you want the architecture commission alone, fees are set after the visit, based on the size and scope of the project.
A 60–100 m² apartment takes two to four months. A villa or a large project takes six to twelve months, licences included.
